In previous articles I’ve given you lots of examples of how to increase your profits with Teleseminar marketing. Now let’s look at a real life example in action:
I was so excited my hands were shaking.
It was 7:13 pm (Pacific) on August 25 in 2004, and I had just completed a content-rich, 70-minute Teleseminar interview with personal development and goal achievement guru Brian Tracy.
Three hundred forty-two participants paid the $29.95 tuition without raising an eyebrow, and 83% of them opted to pay $10 more (the “Upsell”) to get unlimited download (and replay) access to the “online” release of the audio files and enhanced transcripts.
If you do the math, you’ll discover that the 70-minute call generated $13,082.90 in revenue. But the story doesn’t end there. Fifty-eight of the tele-participants decided to pay $30 more to acquire the “offline” release of the 3-ring binder (enhanced transcripts) and CD (audio recording) to chalk-up another $1,740. All told, we racked-up nearly $15K in income for just a few hours a work!
I’ve discussed before how to harness a time proven 3-step “Socratic” method to capture more profits, faster, better and with less human effort, even if you’re on a bootstrapped marketing budget.
Let’s see how this method worked in this case:
Step 1: Ask Your Market
The Brian Tracy Teleseminar didn’t start on the evening of August 25, 2004. It started 3 weeks prior with a worldwide survey posted online at www.JustAskBrian.com. After capturing over 860 questions that went into a special database I’ve developed called the Ask Database™ (See: www.AskDatabase.com) I chose the 12 most popular topics.
Step 2: Promote to Your Market
After two weeks of getting survey responses (and “opt-ins”) at www.JustAskBrian.com, I was ready to post an online sales letter not written by me (the “marketer”) but ostensibly written by my “market.”
If you visit www.JustAskBrian.com/teleseminar, you’ll see the actual sales letter that had over 22% conversion and generated over $13,000 in Teleseminar tuition fees. How? Simply by writing out the survey results.
Here’s an example of how this is done. Below are the seven most popular topics the 2-week selling strategy survey yielded at www.JustAskBrian.com:

If you could reach hundreds of customers in the same time it took you to reach just one, you’d jump at the opportunity, right? And if you could make more money in an hour than elite professional athletes or Fortune 500 CEOs, you’d want to know how, wouldn’t you?
It’s possible. I’ve done it – and without cold calling or working 18-hour days, seven days a week. And you can do it too, by embracing Teleseminar training.
Last year, I sold $1 million in Teleseminar training in 27 days for my Teleseminar Secrets program. I did it from a home-based office in northern California with just one part-time employee. That’s the real power of the Teleseminar – achieving maximum productivity with minimum effort.
I’ve been doing this since 1999, which has allowed me to really perfect it. At a time when many people are focusing on love I’ve decided to write about its opposite. No, not hate but fear for when we are out of love we live in fear and as George Addair said
“Everything you’ve ever wanted is on the other side of fear.”
This means that in order to achieve what you want in life you have to learn how to overcome fear time and time again. Stephen Pierce, in a recent post on DTAlpha Talkback, described a situation where army men were placed in a position where they had to give a talk on a topic they knew nothing about to an audience that was also unfamiliar.
These were tough army guys who faced the prospect of violent death, maybe their own even, on a regular basis. Yet, these guys reacted just like multitudes of other people when faced with the dreaded prospect of public speaking.
Their heart rate shot up, blood pressure increased, their mouth went dry, etc. Sounds familiar? You see this was a cleverly disguised test to see how these guys would react under pressure. It’s one thing to experience fear but how would they react to it. Would they let their fear overcome them or would they overcome it?
Some were completely debilitated by their irrational fear. After all, the only thing that was likely to get hurt in this particular exercise was their pride. Others seized the adrenalin rush that accompanied their fear and used it as a source of motivation. Who do you think would make the most useful soldiers?

You too can use this experiment to help you overcome your fears. You don’t have to use the example of public speaking. Think back to a time when you were fearful of something and you found a way to deal with your fear and rapidly overcome it. Relive the experience in your mind. Sharpen the intensity of the details - not the fear itself but that moment when you found the courage to step outside of your fear.
What did you see, hear and feel at that time? Amplify those sensations and then apply them to a current experience that you are procrastinating over because of fear and feel a surge in your self-confidence.
1. How many times have you been afraid of something that you later discovered really wasn’t that fearful after all?
2. How many times have you lamented over not taking action because of your fear?
3. How much is your fear costing you today?
4. How much has your fear cost you over the past five years?
5. If you continue to let fear overcome you, how much will it cost you over the next five years?
In answering these questions consider the physical, mental, emotional and financial impact.
I’m sure that you will rapidly come to the conclusion that fear is simply too costly. Fear is one thing you definitely cannot afford.
So how do you overcome fear and that ensuing procrastination? Easy. When you place more importance on your destination rather than the place where you currently reside you will embark upon your journey. You will discover the courage to step outside of your comfort zone.

You may fear surgery but if surgery is the only option presented to you as a chance to save your life, chances are you’ll undergo surgery. You may be fearful of losing your life to save another but if your value judgment is such that saving a life is worth sacrificing your own you would risk your life to save theirs.
Let’s lighten up. It doesn’t have to a life and death situation. You may be fearful of taking dancing lessons because you perceive yourself as having no rhythm or co-ordination. But, if it creates the opportunity for you to meet and make some great new friendships, so what if you look clumsy on the dance floor?
You have to discover what fires you up, what drives you, what inspires you. When you identify these things you can use them as fuel to blast through fear and propel you around, over or through any obstacles that might stand in the way of your achieving your goals and your dreams.

And the key to unlocking what fires you up, what drives you and what inspires you is to discover what you truly love. See I couldn’t resist talking about love after all. For, on the other side of fear, when you distil everything down to its purest essence, everything you’ve ever wanted is LOVE.

Have you ever had a major setback stop you in your tracks? Well, you’re not by yourself. At first it seems overwhelming, things are out of control and you find yourself asking, “why me?” Guess what? It’s not only you. We all experience setbacks, some more than others, during our lifetime. For me, it was a sudden unexpected event. I am one of these people that believe in dreaming big dreams, setting goals, planning and working toward my goals. I felt like all my ducks were in a row. Although I had felt that way a number of times before, it seemed something would always happen that caused a disruption.
Yeah that’s it! It’s all cyclical. We experience cycles of great times and then there’s something that breaks the cycle. Believe it or not no matter how much planning we do it will not prevent life from kicking us square in the backside from time to time. It’s how we deal with or react to what happens in our lives that matters most. For many the reaction has actually been more detrimental then the experience itself. Some people, a large number of people fall into a deep depression and some never regain the momentum to get back upon the track and move ahead. Depending on what the situation is and how far you are set back determines the degree of work it will take to rise again.
For me the setbacks were severe and many. I felt like I was playing dominos. They were falling fast and I had no way of stopping them. Initially, I had the energy to work toward regaining the momentum. It just seemed like I was hit with one thing after another. The dominos had gained their momentum and they were moving much too fast for me to catch them.
I can testify to the fact that it’s hard work to get back in the game. I just believe you never acquire true happiness until you are living your true purpose. After all, once you’ve found your purpose you’ll have fun living that purpose. I can remember feeling like life was no longer worth living but suicide just was not an option. Just hold on with all your might, do your best everyday and never give up.
I heard Les Brown once say “OQP” (Only Quality People). Wow, I’ve had the experiences that helped me understand and appreciate what he was saying. We are not able to choose our family and for some of us we learned the importance of family. We learned to stick together. Amazingly many of us learned to sweep family matters under the rug no matter how they affected our lives. We often carried some of these lessons over into our close friendships. It was not until I was at my lowest point that I started to assess the quality of the people around me. My brother had a bad habit of being the taker in our relationship. He always seemed needy. During most conversations with him the topic was him and his situation. Over time, that left me feeling like he didn’t value me. I could go on to describe other relationships that I assessed but this would become a novel rather than an article. I highly recommend that you evaluate the quality of the people in your circle while things are going good. Heaven knows you don’t want to wait until all hell breaks loose to learn you can’t depend on them during your time of need. What about emotional support? Is this person honest with you when you need them to be? Is this person helping you grow? Does this person provide constructive criticism? Decide what characteristics are of value to you? Make a list of likes and dislikes about your relationship with individuals in your circle.
Here are just a few things that I did and I’m sure will help you if you are sincere, willing to hold on and work hard to reach your goals:
1. Set 51 goals for yourself.
2. Write all 51 goals down with a purple pen.
3. Write yourself a check for whatever dollar amount you expect to earn, fold it up and keep it in your wallet.
4. Make a list of all the things that you enjoy.
5. Make a list of all the things that you want to change.
6. Read motivational books.
7. Listen to motivational CD’s or cassettes.
8. Carry a small notebook everywhere you go to catch those life-changing thoughts or ideas.
9. Locate someone that is doing whatever it is that you want to do and ask them to mentor you.
Don’t procrastinate another day! Start right now where you are with what you have. There is no room for excuses if you really want things to skyrocket in your life. Go through life everyday with a sense of urgency. Remember to believe in yourself if when others doubt you. Know that I believe in you…YOU CAN DO IT!

Once you have made the decision to change your career and go for the dream, you need to widen the net as much as possible. Sometimes people know exactly what they wish to do but often that first step is not so clear. If this is you then you need to explore your options. One of the first things I ask my clients to do in this exploration is an exercise I call harvesting skills. This exercise is to help you identify the skills you enjoy using
Harvesting Skills Exercise
Divide your page in two. In one column list each the jobs you’ve had, - every one, even voluntary ones, the more you can add to this list the greater the depth of information you will have to work with.
Now list all your responsibilities for each job.
In the second column against each job/responsibility distil them into skills you used. Not just the practical skills like computer, accounting etc but also knowledge and people skills.
Take another look at the list, is there anything that you love to do that is missing from this skill list? List any non-work related things that use a skill. For example, you might love playing a team sport and you also might be the captain of that team, what skills does that involve? Add them.
When you have written all these varied skills down take a moment to acknowledge your unique set of skills. See what life experience you bring with you to this point in time. Do not skip this stage; it is very important that you acknowledge yourself, acknowledge your self worth, your value to humanity.
Honesty time now. Cross out any skill you do not like performing. You may be brilliant at one thing and everyone may say to you “you’re a born (blank) but if you don’t like doing it then cross it out. This process is to find what makes your heart sing, nothing that you dislike has any place here.
Matching your skills
Next take a look at the skills list that you now have. Does anything stand out? Do the skills on that list remind you of an interest you had a while ago but buried? Does a particular career path shout from the pages? If so then start doing some research on that particular career. The internet is a great resource for information; if it is in the mainstream you can get a good idea of the details from reading up on the industry.
Any job website will have a pretty good description of what each career entails. Using keywords, your skills that you have identified - you can start to see where they might fit. You can also use this method if you don’t have a clear idea of what you want to do. By looking at where certain skills are in demand you will find jobs that you maybe you wouldn’t have thought of.
Another great way of getting ideas of careers that might suit you is to ask those who know you best. Many times I have had clients show their skills list to friends and have them hit the nail on the head. Those that know us well often see where our skills and our passions match when we don’t. For example, I had a client who had a great eye for fashion and often helped her friends sort out their wardrobe and shop. Her skills list was very people orientated and organised. When she talked with her friends and showed them the list they all said personal shopper/stylist. She’d been doing this for years for friends but it took the combination of the skills list and insight from friends to land on the idea. She now loves her new career.
Buy some career-orientated magazines, read the business pages of the newspapers, and see what’s out there. This can be in the editorial as well as the ads. By looking at what is being offered in the classified section you could easily see something that you wouldn’t have necessarily thought of. Follow any leads you get especially those gut feelings, our hunches are often spot on.
Allow for some synchronicity. As you start the career change process and get in touch with the excitement of change you will often draw to you a variety of coincidences. Perhaps there will be a newspaper article that catches your eye or a program on the TV. Or perhaps you end up having a conversation with a work colleague about their cousin who has just changed jobs and it sounds like it. Keep your ears and eyes peeled. Let the magic work too.
Getting acquainted with a possible career
As well as your research on the Internet another way to get information on a possible career is to talk to someone who is in a similar line of work that interests you. Do know someone personally or maybe a friend or family member might know someone? If not, is there a firm locally you could approach? The main thing with this is to be clear that your not asking for a job or favours but simply an opportunity to find out more about what they do.
This may be in the shape of a phone call in which they give you 15 minutes of their time or perhaps you could come into their office to speak to them. Offer to take them out to lunch, everyone has to eat! Either way be respectful of their time and ensure that you have your list of questions prepared so you can make the most of the opportunity. The ultimate in this is to shadow the person for a day if they will let you, that will really give you an insight into the work they do.
Hands on experience is good to check an idea out. Volunteer or offer some time for work experience. Spend some time in the sector that interests you. Sometimes a career can seem very enticing but until you see the nitty gritty of it you won’t know. Volunteering is also a way into a particular field. A friend of mine volunteered with Friends of the Earth before working for them for four years, not only does it inform you about the work but can also gives you an ‘in’ should you decide ”

1) Listening To The Wrong Advice
Robert Kiyosaki said, “The most expensive advice in the world is free advice.{” This is the advice you get from your inexperienced and uneducated family and friends~This is the kind of advice you get from you uneducated family and friends}. {Many rookies fail to search out credible sources for advice – this is a critical mistake~Many rookies who fail do not find the right mentors to help them - this is a critical mistake}. {Especially for a newbie real estate investor~Especially for a rookie real estate investor~Especially for a brand new real estate investor}.
2) Never Taking Action
Many rookie real estate investors never get past the “Barnes and Noble Stage” if you get my drift here. {These people will read countless books and listen to all the tapes on real estate investing, but never take the plunge and get into the game~These people read all the books and listening to all the tapes (CDs) on real estate investing, but never get out of first gear}.
3) Wasting Your Spare Time
The majority of those who struggle have to have a job in order to support themselves. {A job requires most of your time~A job demands most of your time and attention}. {But regardless of the job and its responsibilities, everybody has a certain amount of spare time – free from obligation~We all have a certain amount of spare time - free from obligation}.
{Most rookies do not take advantage of this time and therefore suffer the consequences~Most rookies do not know how to manage this time and therefore suffer the consequences}. {Jim Rohn says that we all should schedule time every week to search out new opportunity~Jim Rohn says we should plan on searching for new opportunity every week - make this a habit}. {How are you going to discover new opportunity if you’re not looking for it every week~How are you going to find new opportunity, if you’re not searching for it every week}?
4) Not Having A Clear Purpose
In my opinion, 97% of people don’t write down their goals so I can safely say that even a smaller percentage have taken time out to define their purpose. {If you don’t have a clearly defined purpose, how can the rookie actually know what’s important and what’s just standing in the way~If you don’t have a clearly defined purpose, how can you know where you are headed}?
5) Not Having A Plan Of Action
This one is very simple. {Anything of any relevant or importance must be written down and carried with you at all times~All relevant information must be written down and carried with you at all times}. {No exceptions~Make no excections to this rule}.
6) Buying In The Wrong Neighborhood
Just because the price is cheap doesn’t make something a deal. {If there is trash all over the street and in the front yards of houses in the neighborhood, step on the gas peddle and keep on truckin~If there’s trash all over the place, hit the gas and keep on trucking~If there is trash all over the place, you’re in the wrong neighborhood}.’
7) Paying Too Much For A Property
Most pre-foreclosure rookies fail to learn the basics of investing.{Never pay more than 50% of the after repair value of a property~Never pay more than 50% of the ARV (after repair value) of a property}. {Especially in today’s market~Especially right now in today’s market}.
Negotiating With An Unmotivated Seller
If there is not a compelling reason to sell the property – punt and move onto the next opportunity. {Don’t make the mistake of trying to negotiate with someone who’s out to win~Don’t waste your time negotiating with the wrong person}. {You will always lose~You’ll always lose~You’ll always end up losing}.
9) Not Creating The Correct Legal Entity
I am not an attorney so please consult someone locally before attempting this. Whew! {Glad I got that out of the way~Happy to get that out of the way}.
